Staging Consultations

Two (or 3) hours of expert visual marketing advice
We’ll focus on seeing your home from the perspective of a buyer in order to unlock your home’s greatest potential. Seller’s learn the what and why of each detailed recommendation as we go room by room.
Upstaging Designs provides expert recommendations to improve curb appeal, ideally place furniture and accessories, utilize decor, make smart repairs, change paint colors, replace fixtures, and organize/declutter your space.
We can adjust the recommendations to fit the needs of a furnished rental host to create online marketing photos that appeal to potential guests or tenants looking for a temporary home. With the popularity of platforms such as Airbnb, VRBO and others, investors must stand out online in order to attract rental clients.
We always keep your timing, budget, potential buyer, and list price in mind.

Photo Styling & Showing Prep
In Person or Virtual with Ellie Mayes
We get your home photo-ready, so the pictures sell the space.
Once a homeowner has completed the recommendations given at the initial Staging Consultation, we provide our Photo Styling & Showing Prep services.
We adjust furniture placement and art, prep linens and bedding, and style accessories on furniture and built-ins. Includes closet detailing and last-minute showing tips to ensure MLS photographs have the impact they should.
In Person - $200 per hour, $175 when booked after a Staging Consultation
Virtual - $125 per hour

Color & Design Consultations
Expert paint color selection & design consultation, so your home looks its best
We offer our Certified Color Expert consultation services to homeowners. We help choose the best interior and exterior paint colors for the home based on preferences, décor, and the home’s existing finishes.
For homeowners needing additional personalized assistance, we consult on art and furniture placement, décor, or renovations to accommodate personal tastes and lifestyle.
This is great for an existing home, new homeowner, renovation projects, properties about to go up for sale, or new build.
$200 for 1 hour, $350 for 2 hours

Digital Photo Feedback
Submit Your Photos, Get Professional Feedback in a Custom Staging Plan PDF
The Digital Photo Feedback service is ideal for clients who would like detailed feedback on specific areas of the home with instructions on furniture placement, updates and decor based on photos only, without an in person consultation.
The Photo Feedback Report and Seller Staging Guide are emailed as a PDF file within 72 hours of a completed submission of the questionnaire and photos.

Accessory Styling
Accessories, art, and soft goods are delivered and styled in lieu of a full furniture staging. Service is available at vacant or unoccupied homes. We don’t remove items until after due diligence, to ensure you receive the full impact of the service from MLS photographs, through showings, to appraisal. Prices start at $600.
Furniture Staging
UpStaging Designs is happy to refer a furniture stager best suited to your specific needs. Our network includes stagers who warehouse a full inventory of modern, quality furnishings, and accessories.
